Item 2 - EXTENSION OF NON-CONFORMING PRIVILEGE NO. ENP-22-1, VARIANCE NO.
V-22-1, AND CONDITIONAL USE PERMIT NO. CU-21-8:
A request to demolish existing structures and construct a new 6,564 square-foot building while maintaining existing 10-foot setback where 20-foot setback is required. The building will consist of a 5,394 square-foot convenience store with Type-21 license for off-sale alcohol sales; 1,170 square feet restaurant with Type-41 license for on-site beer and wine consumption; as well as an outdoor patio dining area. The project also includes the construction of a 4,284 square-foot canopy with eight (8) fuel dispensers associated with a self-serve gas station, a request for reduction of parking spaces for the overall integrated plaza, and other related site improvements located at 8650 Beach Boulevard. The project qualifies for Categorical Exemption from the California Environmental Quality Act (CEQA) Class 32, Section 15332 (In-Fill Development Projects).
